Leasing Qualifications

1. All applicants must be at least 18 years of age and complete a rental application. All occupants age 18 and older will appear as parties to the lease.
2. There is a non-refundable application fee of $40 per single applicant 18 or older and $50 per married couple.
3. Maximum occupancy is as follows:
   • One Bedroom Apartments       Three (3) people
   • Two Bedroom Apartments        Five (5) people
   • Three Bedroom Apartments     Seven (7) people
4. Monthly income must be 2.5 times greater than the monthly rent for each household. We must be able to verify income through an unbiased source. If income from employment is used to meet income requirements, one year of unbiased verifiable employment history must be verified. Self-employed individuals need to produce the last two (2) years of income tax records.
5. One year verifiable residential history from a licensed apartment community or real estate company, or proof of mortgage and acceptable payment history from a licensed lender is required. Applicants with no recent residential history may be approved with excellent credit as reported by the Credit Bureau, provided no negative or questionable residential history is found. Credit reports will be reviewed for each applicant. Credit history must be acceptable.
6. If employment or previous residency is less than one (1) year prospective resident MAY qualify with established and acceptable credit.
7. A reservation fee in the following amount must be paid before a specific apartment will be reserved for you:
   • One Bedroom Apartments        $100
   • Two Bedroom Apartments        $100
   • Three Bedroom Apartments     $100
8. The reservation fee is applied to your deposit and is non-refundable once you are approved.
9. All vehicles must be in good exterior condition, in proper repair and properly licensed. All vehicles must be registered with the office. Maximum of two (2) vehicles per bedroom.
10. Pet Policy: The pet fee is non-refundable and is as follows: There is no weight limit, no breed restrictions, pet deposit is $300. If pet is adopted pet deposit is $150 and proof of adoption must be provided. Pets must be picked up after and kept on a leash at all times. Cats must be spayed or neutered and de-clawed (documentation from a veternarian must be provided). No exotic pets allowed and dogs must be interviewed as no aggressive pets allowed.
11. A criminal background check will be run and applicant will be automatically denied in the event applicant(s) have ever been convicted of a felony or received adjudication for a felony offense(s). An automatic denial will also occur should an applicant appear on the list of known terrorists and wanted fugitives as provided by the Office of Foreign Assets Control (OFAC), federal agencies to include the FBI of other state and local law enforcement agencies and/or include conviction of Sexual Offenses.
